Three-year fixes occupy a thin slice of the buy-to-let market. Most BTL lenders concentrate their purchase ranges at 2 and 5 years, and bring 3-year products in and out as funding conditions suit them — so availability genuinely comes and goes. When they do appear, they suit landlords who want a medium hold: longer cover than a 2-year deal without committing half a decade.
One structural quirk matters here: many lenders stress-test shorter fixes harder. Rental cover (ICR) on a 2 or 3-year fix is often assessed at a higher notional rate than on a 5-year fix, so the same rent can support a larger loan at five years than at three. If your numbers are tight, that — not the headline rate — may decide your term.
