Why are fixed rates moving when Bank Rate hasn't?

Bank Rate has been 3.75% since 18 December 2025. Since then the 2-year swap rate has gone from 3.54% to 4.75% and the 5-year from 3.70% to 4.81%. Fixed mortgage rates follow swap rates, so they can move while Bank Rate stands still.

    Are swap rates unusually volatile?

The 2-year swap rate's typical daily move over the last month is 6.3bp. That is at or above the level on 51% of days since January 2022 (a period that includes the 2022 mini-budget) and 57% of days in the last 12 months.

The 5-year swap rate's typical daily move over the last month is 5.6bp. That is at or above the level on 38% of days since January 2022 (a period that includes the 2022 mini-budget) and 57% of days in the last 12 months.

What does the swap curve say about 2-year vs 5-year fixes?

5-year swap rates are 0.06 points above 2-year rates, so markets are pricing higher average rates over five years than over two.

What does this mean for fixed mortgage rates?

Fixed mortgage rates follow swap rates, usually with a delay of days or weeks. When swap rates rise and margins narrow, lenders tend to raise fixed rates; when swap rates fall and margins widen, there is room for cuts.

    How we work this out

    Swap rates

A SONIA swap exchanges a fixed rate for the overnight SONIA rate over a set period. The fixed rate that makes the swap fair is the par swap rate — the figure usually quoted as "the 2-year swap rate". We work it out from the Bank of England's fitted OIS curve, assuming the fixed side pays once a year. Our figures are estimates: they are calculated from the Bank of England's fitted curve rather than taken from a trading screen, so they can differ from dealer quotes and other published swap rates.

    Volatility

The typical daily move is the standard deviation of daily changes over the last 21 business days. We compare it with every 21-day period since January 2022 — which includes the 2022 mini-budget — and with the last 12 months.

    Frequently asked questions

Swap rates and how they feed through to fixed mortgage rates.

01What is the 5-year swap rate today?
The 5-year SONIA swap rate was 4.81% on 14 October 2026, up 0.01 points on the week. It is worked out from the Bank of England's fitted OIS curve and updated every business day.
    02What are swap rates?
Swap rates are the fixed interest rates banks agree to swap for a floating rate (in the UK, SONIA) over a set period, such as two or five years. They show what markets expect interest rates to average over that period, and they are the main wholesale benchmark for fixed-rate mortgages.
03Why do swap rates move mortgage rates?
Lenders fix your rate for two or five years but pay variable rates on much of their own funding. They use swaps to lock in a fixed cost, so the swap rate for the same period is the base most fixed mortgage rates are built on. When swap rates rise or fall for a sustained period, new fixed deals tend to follow.
